Planning application validated for Tapestry Croydon mixed-use development

A planning application submitted to Croydon Council has been officially validated for Tapestry Croydon, a significant new development that aims to transform an important part of the Fairfield Masterplan area.

The development plans include 676 build-to-rent homes, with 20% designated as affordable housing for local residents. The design will showcase high-quality architecture that respects the local area’s character and incorporates strong sustainability features.

The application (Ref: 25/02075/FUL) follows extensive engagement with the local community and is now available to view on the Croydon Council Planning Portal.

In addition to new homes, the proposals include:

  • A new 13,000 sq ft healthcare facility
  • Around 9,400 sq ft of food and drink space
  • 2,600 sq ft for a nursery or creche
  • Over 50,000 sq ft of public and private open space
  • New green areas, biodiversity improvements, and tree planting
  • A new pedestrian route – Hazledean Walk – to improve site walkability
  • Upgraded walking and cycling connections to encourage sustainable transport

The development is designed to be car-free, with a strong focus on accessibility, high-quality public space, and encouraging more active, environmentally friendly travel in Croydon town centre.
